Deciding to do a remodel on your home can seem a daunting task.  How long will it take?    Will it be done the way I envision?  And so many more questions come up.   One of the most important questions is…

What is my remodel going to cost?

While this is a fair question and one that must be asked and answered there are many factors involved.  At The Property Doctors we will never prescribe a “quick-fix” or use building materials won’t last. It’s the only way we will do business and it simply takes time to do things the right way.

Pricing of a project varies on a project-by-project basis, largely due to a client’s budget in terms of the scope of work desired and the finish materials chosen.  This is something that we will discuss in our initial meeting and give you the possible options of what is possible or not with your particular project.

Take a look at the figures below to gain a better understanding of what a project might cost that you are considering for your home.  It will give you an idea of lower and higher-end project costs based on what type of project you are considering.  Again, these are merely estimates based on our previously completed projects and not specific numbers.  Every project is unique and so are the relative costs.

Basic Level

  • Small Galley Kitchen: $20K+
  • Medium Kitchen: $26K+
  • Large Kitchen: $35K+

Mid Level

  • Small Galley Kitchen: $27K+
  • Medium Kitchen: $33K+
  • Large Kitchen: $45K+

High Level

  • Small Galley Kitchen: $45K+
  • Medium Kitchen: $55K+
  • Large Kitchen: $80K+

On the chart above, Basic, Mid & High indicates what level of finish you desire.

Design, labor, materials, flooring, countertops and fixtures are included in the estimates above:  appliances are NOT included.  Assumes a complete gut and remodel.

Basic:  Includes Builder Grade basic fixtures and cabinets.  All wall, appliances and fixtures remain in the same spot.  Countertops include entry level granite.

Mid:  Includes upgraded plumbing fixtures, cabinet upgrades such as full overlay doors & full extension, soft close drawers.  Countertops may be quartz or granite with decorative backsplash.  It may include some minor wall modifications or moving of appliances.

High:  Includes higher-end countertops, cabinetry and plumbing fixtures.  It may include reframing of load bearing walls.

Basic Level

  • Typical Hall Bath (8’ x 5’): $12K+
  • Large Master Bath: $25K+

Mid Level

  • Typical Hall Bath (8’ x 5’): $16K+
  • Large Master Bath: $35K+

High Level

  • Typical Hall Bath (8’ x 5’): $22K+
  • Large Master Bath: $50K+

Mid:  Includes upgraded plumbing fixtures, cabinet upgrades usch as full overlay doors & full extension, soft close drawers.  Countertops may be quartz or granite.  It may include some minor wall modifications or moving of fixtures.

May also include walk-in shower with porcelain/ceramic tile if possible.

High: Includes higher-end countertops, plumbing fixtures and cabinetry.  It may include natural stone tile on shower walls and floor.  It may include more significant wall modifications or moving of fixtures.

This is another area where the scope and thus the price of a project vary based upon how large of a space, what type of materials used and others.  The numbers below help to give a general estimate based on past projects.

Decks

All estimated costs based on a 12’ x 15’ treated deck materials with black aluminum balusters

  • Built on ground level: $8K+
  • Add on:  Built on 2nd story: $2K+
  • Add on:  Build roof over deck with underneath being finished: $10K+
  • Add on:  Use cedar beams: $3K+
  • Add on:  Screen in porch that has a roof: $3K+
  • Add on:  Vent free fireplace with stone walls (Includes 36” fireplace insert): $5K+
  • Add on:  Outdoor kitchen area with grill and sink (Includes basic grill insert, some cabinetry, granite tops): $5K+
  • Cedar Pergola: $4K+ – Based on side of 12’ x 15’ stand alone

Basic Level

  • Per 1000 Sq. Ft. Build-out: $25K+
  • Per 1000 Sq. Ft. Build-out: $30K+
  • Per 1000 Sq. Ft. Build-out: $40K+

Mid Level

  • Add On:  ¾ Bath (8’ x 5’): $10K+
  • Add On:  ¾ Bath (8’ x 5’): $15K+
  • Add On:  ¾ Bath (8’ x 5’): $20K+

High Level

  • Add On:  Wet Bar/Beverage Center: $8K+
  • Add On:  Wet Bar/Beverage Center: $14K+
  • Add On:  Wet Bar/Beverage Center: $25K+

If wet bar or bathroom are desired, make sure to add the build-out costs to the bath & bar.

Design, labor & materials are included in the estimates above.  Adding egress windows or upstairs smoke detectors NOT included.

Build-Out:  Assumes open layout, including framing, insulation, switches, outlets, can lights, HVAC ventilation, drywall, taping, doors, trim , painting and carpet.  The more walls upgraded trim details the higher the price per square foot goes up.  Note:  When the size gets smaller than 1000 square feet the price per square foot goes up slightly.

¾ Bath:  Assumes an 8’ x 5’ bathroom including a vanity, toilet and shower.  Whether the drains are pre-roughed and the level of cabinetry, countertops, fixtures and tile will indicate the final price.

Wet Bar:  Wet Bars are very hard to estimate until a final design is established.

A Basic Level Beverage Center consists of 7’-8’ of cabinetry and countertops.

A Mid-Level Wet Bar includes the same as the basic level except it adds an island or peninsula section for bar stools.  A High Level Wet Bar is a more customized space for parties including multiple appliances and high end finishes.
